Do you allow pets?
Pets are not permitted without prior written consent. If you have a pet request or a documented service animal, please reach out to me directly to discuss it.

Is renters insurance required?
Yes. Proof of renters insurance is required within 14 days of your lease start date to protect your personal property.

Is smoking allowed?
No. The property is designated as a strict smoke-free living environment. Smoking of tobacco, marijuana, or any other substance is prohibited anywhere inside the dwelling, common areas, or adjoining grounds.

What is the policy for extended guests?
Guests are welcome, but no one other than authorized occupants may stay for more than seven (7) consecutive days without permission.

Maintenance & Utilities

How do I submit a maintenance request?
Major maintenance requests (like appliance malfunctions or plumbing issues) should be submitted through the resident portal or by contacting me directly. I will handle repairs as quickly as possible.

What maintenance am I responsible for?
Tenants are expected to keep the property clean and handle basic upkeep. This includes replacing spent smoke/carbon monoxide detector batteries, cleaning lint filters after doing laundry, replacing broken glass, and ensuring drains aren't clogged with inappropriate items.

Are utilities included in the rent?
The lease specifies which utilities you are responsible for. Generally, if the premises are separately metered, you will pay the utility provider directly for gas, electricity, water, and internet/cable.
